The sale of a 3,272 sq ft, three-bedroom unit on Sept 10 set a new record at $2,622 psf, surpassing its previous high of $2,431 psf by 7.9%.The previous record was set in September 2023 when a 3,229 sq ft unit changed hands for $7.85 million. The new high at Gallop Green was achieved with the sale of a 3,272 sq ft unit for $8.58 million on Sept 10, reflecting a new price peak of $2,622 psf.According to URA caveats, the seller bought the unit in December 2017 for $5.6 million, earning a profit of $2.98 million, or a capital gain of 53%.Located along Woollerton Park in Prime District 10, Gallop Green is a freehold condo completed in 2002. It comprises four blocks housing 53 residential units ranging from 2,917 sq ft to 5,102 sq ft.According to EdgeProp Singapore’s price index, the average psf price at Gallop Green is $2,149. In the past year, there were only two resale transactions at the development.Last year, the development saw two resale transactions, both of which were three-bedroom units. Besides the 3,229 sq ft unit that set the previous psf-price record, another 2,992 sq ft unit changed hands for around $7.23 million, or $2,414 psf, in July 2023.The second-highest psf-price recorded this week at a freehold condo was at The Belvedere. The Belvedere, a freehold condo, has recorded the second-highest psf-price this week as a 1,302 sq ft, three-bedroom unit on the 18th floor was sold for $3.24 million, or $2,486 psf, on Sept 11.This price surpassed the condo’s previous high of $2,452 psf by 1.4%. That record was set earlier this year on May 6 when a 1,259 sq ft, three-bedroom unit on the 21st floor was sold for about $3.09 million.According to URA caveats, the most recent sale was made to the tune of $3.24 million, which is $150,000 more than the previous record set earlier this year.The Belvedere is located beside Katong Park and within walking distance of Katong Park MRT Station along the Thomson-East Coast Line. Completed in 2007, the 167-unit development has an average transaction price of $2,391 psf. In the past year, there were five transactions at the development, with prices ranging from $2,121 psf to $2,486 psf.Coming in just behind The Belvedere is the freehold YGK Garden condo, which saw the sale of a 2,067 sq ft unit on the third floor for $4.48 million, or $2,168 psf, on Sept 12.This surpasses its previous peak of $2,071 psf set in October 2023 by 4.6%. That record was set in October 2023 when a neighbouring 2,067 sq ft unit on the same floor was sold for $4.28 million at $2,071 psf.The latest sellers bought the unit in March 2017 for $3.03 million, earning a profit of $1.46 million.The 16-unit freehold condo located along Belmont Road in Prime District 10 was completed in 2008. The development has an average transaction price of $2,137 psf.
