Singapore-based City Developments Ltd (CDL) is preparing to unveil its latest property development, Norwood Grand, with a preview on October 4 and its launch scheduled for October 19.
Located on a 99-year leasehold, 155,351 sq ft site, this private condominium consists of four 11-storey blocks with a total of 348 units. These units offer a mix of one-bedroom-plus-study to four-bedroom premium-plus-study options, ranging in size from 495 sq ft to 1,335 sq ft.
The starting prices for these units are $988,000 ($1,996 psf) for a one-bedroom, $1.238 million ($1,984 psf) for a two-bedroom, $1.698 million ($1,923 psf) for a three-bedroom, and $2.238 million ($1,908 psf) for a four-bedroom plus study.
Norwood Grand is situated on Champions Way, off Woodlands Avenue 1, and was acquired by CDL in a government land sale (GLS) tender in September 2023 for $294.889 million ($904 psf per plot ratio). This winning bid was the highest among six contenders.
This development is the only private condominium on Champions Way, surrounded by new HDB Build-to-Order flats. The last private condo launch in this neighborhood was 12 years ago, with the completion of the 689-unit Parc Rosewood on Rosewood Drive in 2014.
Norwood Grand is conveniently located within a five-minute walk from Woodlands South MRT Station, which is part of the Thomson-East Coast Line (TEL). With just one stop, residents can access the Woodlands Integrated Transport Hub, which serves as an interchange station for the Thomson-East Coast and North-South Lines, as well as a bus interchange. This transportation hub is also connected to the Causeway Point shopping mall and Woods Square integrated commercial development, which includes offices, retail stores, and a childcare center.
In addition, Woodlands South Station is just two stops away from Woodlands North Station, which will provide direct access to the upcoming Rapid Transit System (RTS) Link, connecting to Bukit Chagar Station in Johor Bahru, Malaysia.
Norwood Grand boasts over 20 recreational facilities, including a Cabana Garden, and also features an early childhood education center for residents and nearby neighborhood. Next door is Innova Primary School, and other schools in the area include Christ Church Secondary School, Singapore Sports School, and Singapore American School. Republic Polytechnic and the future Yishun Innova Junior College are also in close proximity.
Woodlands is currently undergoing rejuvenation as part of the Ministry of National Development’s Remaking Our Heartland (ROH) program. It is set to become the largest economic hub in Singapore’s North region, with the development of Woodlands Regional Centre under the URA Master Plan 2019.
CDL’s group CEO Sherman Kwek says, “As an area poised for rapid growth, Woodlands is transforming into a dynamic hub with new infrastructure and excellent connectivity to the city and Johor Bahru via various transport nodes.” Norwood Grand is strategically located near this future hub.
The project is expected to attract a diverse group of buyers, and the rental yield is also projected to be attractive. However, it is important to note that there have been some unprofitable transactions in District 25, where Norwood Grand is located. Interested buyers should also compare the price trends of new sale condos versus resale condos. The completion year of Norwood Grand is not yet confirmed.
